As a co owner, you enjoy meaningful privileges. Around 30 days of complimentary stays each year, preferential rates for additional rooms, access to co creation sessions and roundtable gatherings, and the opportunity to host retreats, private gatherings, or weddings at your own property. You will also receive invitations to private vernissages, retreats, and curated cultural events. Most importantly, ownership is stress free. Everything is taken care of, from due diligence and legal processes to renovation, construction, and full operational management, including maintenance and hospitality. This allows you to focus on living, while being part of a long term investment that makes sense. Luxury here is not excess. It is space, silence, and authenticity. The property will generate diversified income through accommodation, weddings, events and curated retreat programming. Our investment model focuses on the acquisition, restoration, operation and strategic sale of each heritage estate, with each property held and operated for five years post restoration to stabilise revenues and drive value appreciation before exit. Our approach to Masseria Ragusa combines thoughtful architectural restoration with strong operational planning, using traditional materials, local craftsmanship and carefully curated design to elevate both the guest experience and long term asset value. This project is not only a preservation effort but a structured investment opportunity, supported by our complementary backgrounds in architecture and business, allowing us to blend creativity with disciplined strategy while respecting the history of the house and the family that has cared for it.

WHO WE ARE

Studio IR was founded by two friends, one Sicilian by heritage, the other by love for the island. One brings a background in architecture and design, having worked in Tokyo and Paris with the world renowned studio Kengo Kuma & Associates. The other has a background in business and entrepreneurship, having built the pan European vintage enterprise Vinokilo, rooted in social and environmental impact and the storytelling of vintage clothes across Europe’s cultural capitals.

At Studio IR, our mission is to acquire, restore, and revive decayed historic properties across Sicily, honoring the past through traditional materials, local artisans, and regenerative practices, while giving historic spaces new meaning for the future. Our work is guided by five pillars:
